No contractual tie-ins

When we find you a tenant, they become your tenant. We don't impose contractual terms to pay us silly fees every time they renew their tenancy agreement. Either you can arrange a contract renewal yourself, or we can arrange it for you for a nominal fee.

Unlike our competitors who'll charge you extra for everything imaginable, we're completely up front about our costs. There are no hidden extras, everything listed on the left is included for the price below, simple!

Rental protection insurance

When selecting our Tenant Finding Service, Rental Protection Insurance is available as an optional extra which provides a level of protection against tenant default, however rare it might be. There's zero excess to pay in the event of a claim. We'll even issue notices, pay your court fees and take care of any associated bailiff fees should the worst come to the worst!

Our Tenant Finding Service includes:
  • Appropriate advice on the preparation of your property for the rental market including maximising rental yield and safety issues
  • A rental appraisal and detailed market report assessing the various options in maximising your rental return
  • Photographing and taking a ‘virtual tour’ to aid in the letting of your property
  • Advertising and marketing of your property to potentially millions of house hunters through a variety of media outlets and the top UK property portals
  • Accompanied viewings by a lettings negotiator familiar with your property and requirements
  • Feedback after viewings along with web stats, phone leads and correspondence regarding your property is entered into our advanced CRM software allowing for detailed reports to compare your property to other similar properties and allow for truly proactive marketing, functionality that allows us to accurately assess the marketing effectiveness and gets your property let fast
  • Comprehensive referencing and credit checks on the prospective tenants you choose. This includes checking with their bank, employment, previous landlords and police/criminal databases as well as with credit checking agencies such as Experian, Equifax and CallCredit. If we deem a tenant unacceptable to rent your property they will not be granted a tenancy
  • Guarantors sourced, referenced and credit checked if required at no extra cost to you the landlord
  • Preparation of a tenancy relevant to the type of let, typically this will be a Assured Shorthold Tenancy Agreement, but we can also produce a Licence Agreement or Holiday Letting Agreement depending on the situation. Our contracts are regularly updated with any recent legislation changes and written by a fully qualified lawyer. We'll happily add or remove certain terms at your discretion
  • Management of the signing of the agreement with the Tenants
  • Transferring Council Tax into Tenant's names and obtaining meter readings and informing utility providers of the change of occupier
  • Creation of a standing order mandate to pay rent from the tenant's bank account to your own, completed with the tenant on their moving in day and sent to the tenant's bank
  • Collection of the first month’s rent and dilapidation deposit (deposit amount is your discretion)
  • Full step-by-step instructions on creating an account and storing the tenant's deposit to comply with legislation with the free Government approved custodial scheme (the Deposit Protection Service). Alternatively, we can protect the deposit with our preferred insurance backed scheme (the Tenancy Deposit Scheme) & administer the return at the end of a tenancy, including any arbitration and administration required for an additional cost of £40.00
  • Copies of the tenancy agreement handed over to you on completion of the let
