

Our Standard Management Package is extremely comprehensive and offers great value for money. With this package we guarantee that your property investment is in the safest of hands.
Our Standard Management Package includes:
- Free rental appraisal and advice on the preparation of your property for the rental market including maximising rental yield and any relevant safety regulations that may apply
- Advertising and marketing of your property through a range of media outlets using ‘virtual tours’ and high resolution colour photographs
- Accompanied viewings by a lettings manager familiar with your property and requirements. Viewing tours conducted throughout the day at evenings and weekends.
- Tenant feedback after viewings
- Comprehensive application process including referencing and full identity checks
- Preparation of an Assured Shorthold Tenancy Agreement and management of signing by Tenants
- Transfer of utility bills and Council Tax into Tenant’s name(s)
- Collection and storing of Tenant's deposit with an appropriate government approved scheme and overseeing the return of the deposit at the end of the Tenancy
- Arbitration of any dispute between you and the tenant over loss or damage beyond fair wear and tear
- Collection of rent from Tenants by standing order mandate into our client account, and instant transfer into your account.
- Monthly statements detailing rent payments, by email or letter
- Allocated contact from our expert staff to deal with all queries or emergencies generated from Tenants, neighbours and the general public
- Regular inspections of the state of the property conducted by your allocated property manager followed by a written report which is held on file
- Attend to immediate repairs and maintenance issues up to an agreed sum. Any maintenance work above this sum will be agreed with you the client before we proceed to instuct one of our excellent tradespeople. We do not charge commission on repairs or maintenance.
- Liaise with Tenants throughout the tenancy to ascertain the Tenant’s intentions at the end of the fixed term. The tenancy can either be extended with a contract renewal or the property vacated and relet.
- Sign out tenants at the end of the tenancy, ensure receipt of keys and check inventory with tenants. Arrange for the return of the damage deposit from the government approved scheme
- Arrange for Safety checks such as Soft furnishings inspections, CORGI gas checks and PAT tests if required.
- Initial letting fee included in management fee
- 6 or 12 month contract options and ability to pay monthly or anually
How much does it all cost?
We genuinely believe our fees are unbeatable. Our standard managment package includes all of the above services . Any other services you require not included in the standard package like credit checking prospective tenants, contract renewals and reletting of the property at the end of the fixed term are all available as optional extras.There are two ways to pay – monthly or annually, which ever suits your needs.
Paying a monthly percentage
This is the easy way to spread the cost of the management as you receive your monthly rental income. Our fee is 9% of the monthly rental income.If you decide to take out this deal you’ll sign either a 6 or 12 month contract with us. Your contract doesn’t begin until your tenant moves in and you don’t pay us a penny until they do!
Paying upfront annually
This is a great solution for the buy to let investor who wants to factor in the full cost of their investment in one easy step. Prices start at £429 per annum. Please contact us for an accurate quotation.Instruct us whilst you’re obtaining your mortgage offer and we’ll work with your lender to ensure we supply them with an accurate appraisal of your properties potential rental income to aide with financing. Although you’ll pay up front, your 12 months of management will only begin once the tenant takes possesion of your property.
