Our Property Management service then includes the following benefits

  • Collection of rent from Tenants by standing order mandate into our client account, and instant transfer into your account
  • Automated process for chasing late rent payments from tenants, with a text message and email being sent if not received on the day, and a follow up letter being sent if not received 3 days later
  • Monthly statements detailing rent payments, by email or letter
  • Allocated contact from our expert staff to deal with all queries or emergencies generated from the tenants, neighbours and the general public
  • Quarterly inspections of the state of the property followed by a written report which is held on file
  • Attend to immediate repairs and maintenance issues up to an agreed sum. Any maintenance work above this sum will be agreed with you the client before we proceed to instruct one of our excellent trades people
  • Liaise with tenants and yourself throughout the tenancy to ascertain their and your intentions for the end of the fixed term. The tenancy can either be extended with a contract renewal Help tip or allowed to roll on to a periodic tenancy Help tip or the property vacated and relet
  • Settlement of all regular outgoings on your behalf taken from rental payments if required
  • Arrange for and management of any relevent safety and compliance checks such as soft furnishings inspections, gas safety checks, PAT tests and Energy Performance Certificates if required
  • Collection and protection of the tenant's deposit to comply with relevant legislation
  • Includes the serving of legal notices, such as a section 13, section 21 or section 8 notices as may be required

How much does it all cost?

Our fees are all inclusive with no hidden extras. We’re completely transparent about our fees as we genuinely believe they are unbeatable. No other agent offers such services meeting the highest of industry standards at such competitive rates.

 

 


Set up fee of £165.00

The set up fee covers the marketing, viewings and letting of the property. This is heavily subsidised against a full Tenant Finding Service fee. This fee is payable again if the tenants leave and we re-let the property to find new tenants.

 

Monthly fee of 9% of rental income

You will then pay a monthly percentage. If you're a new buy-to-let investor, we can also offer you an annual fee to cover the management so you can factor it all in within one easy step.
