We are not estate agents that have stumbled into letting. We’re established property letting and management agents with proven experience in successfully letting, managing and developing residential property.

We operate differently to other letting agents; our unique business model has been developed through many years’ experience within the lettings industry. Primarily, we don’t charge tenants any fees. Why?

Fees are the single biggest obstacle to obtaining prospective tenants. (Our competitors charge tenants between £200 - £300 each.)

 

There are some tenants that simply do not wish to pay fees and instead search for accommodation listed privately by landlords. We are able to tap into this huge market as well as the traditional markets to enable us access to a larger pool of prospective tenants. It's worth bearing in mind that if a prospective tenant has to fund a 6 week deposit, the first month’s rent in advance plus large agency fees, it puts many out of the picture, no matter how good their employment, credit status and references are.  We don’t think you, as a landlord, should miss out on this abundance of quality tenants simply to line the pockets of your agent. At Letwithease, we don’t charge tenants fees, so your property gets let faster.

This doesn’t mean you end up with a lower class of tenant! We will find the right tenant for your property. All tenants are thoroughly credit checked and referenced, and have to pass stringent identity protocols to ensure they can meet the requirements and financial obligations of their tenancy agreement. We pride ourselves on our outstanding record: currently we have zero rent arrears from any of the tenants we have placed in any of our managed properties.

 

Whether you’ve opted for full management or a let-only, we believe that not charging tenants fees, along with showing them the same level of respect regardless of class, age, sex, background or race, sets both parties off on the right foot and ensures a long-standing, pleasant and considerate relationship.

Not changing tenants fees does not affect you in any way.  Because we are able to rely on word-of-mouth amongst tenants and free advertising forums which other agents can't, we are able to drastically reduce our tenant advertising budget. This reduces our overheads and eliminates the need for us to inflate our rates to landlords. This makes our rates amongst the most competitive in the industry. No other agent in Bristol operates like this and we’re convinced no other letting agent obtains as many tenant enquiries per property as we do.

Company history

Letwithease is the trading name of Ease Property Letting Ltd, a specialist letting agent based in Bristol, UK.  

We operate from our shop premises on Gloucester Road (view map), a thriving bustling street well known throughout Bristol, with heavy footfall and excellent links. Infact, Gloucester Road was recently named as Britain's last great high street in the Independent newspaper.

 

The business was founded in 2002 by Caroline Lindegaard and Thomas Boothroyd, who were both successful property investors, developers and landlords in their own right.

 

Our core business values come from our experiences as landlords. Our aim is to become the biggest independently owned letting agent in Bristol, and ultimately the UK. The only way we will achieve this is by delivering the highest standards imaginable and becoming renowned for our excellent service. That’s why our mission is to fulfil, if not exceed, the expectations of every client so we benefit from word-of-mouth referrals.
