Letwithease.com are not estate agents.  We are established property letting and management agents with significant experience in successfully letting, managing and developing residential property across Bristol. 


Letwithease .com was founded in 2002 by Caroline Lindegaard and Tom Boothroyd, successful property investors, developers and landlords with portfolios across Bristol.


Disappointed by years of inconsistent service from letting agents where the primary focus seemed to be on the agent’s fees they decided to build an agency where the needs of the landlord and tenant were the key focus. 


A landlord is primarily interested in achieving the best rent possible for a property, as quickly as possible to avoid any void period diminishing return on investment.  The process also needs to be easy, efficient and cost effective.


To address these needs Letwithease.com developed the concept of ‘stress free letting.’  The aim: to let property quickly, at the best possible rent with little or no void period.  The approach was simple, find abundant numbers of tenants looking for property to rent by promoting low tenant fees. A tenant's primary focus is finding good quality accommodation, easily and affordably.  The biggest obstacle to letting for them is high agent’s fees.


The Letwithease.com strategy has been to marry the specific needs of the two parties to the letting contract without charging either side super inflated fees and it has been very successful indeed.


Month on month, year on year this strategy is working as our instructions increase and our managed portfolio grows. According to  statistics from two of the UK's biggest internet property portals we are 4.3x faster at letting properties than the average Bristol letting agent.


These statistics speak for themselves. However, they don’t mean we find you a lower class of tenant! We always find the best tenant for your property. All tenants are thoroughly referenced and credit-checked, and pass stringent protocols to ensure they meet the financial obligations of their tenancy agreement.

Meet the team


Caroline Lindegaard (Managing Director)
Caroline has worked in the property industry since 1992 and has immense drive, enthusiasm and knowledge.  She is a successful portfolio landlord and property developer.  She was a finalist in the National Landlords Association Property Woman of the Year Awards 2009 for her fantastic contribution to the property industry and has been nominated in 2 categories ‘Letting agent’ and ‘Landlord’ for the 2010 NLA awards.  She is also the media spokesperson for the Industry trade body ARLA meaning she provides commentary for the association in the press an appointment which we are particularly proud of.


Tom Boothroyd (Commercial Director)
Tom has a portfolio of property and is a successful landlord.  He has a particular penchant for restoring Victorian and Georgian buildings to their former glory with an energy efficient contemporary twist.  Tom’s career background is media, marketing and web based.  A successful web developer he is responsible for our user friendly website, impressive media presence, search engine optimisation and huge following on the social networking sites of Twitter and Facebook.  Tom currently has a 100% record for converting viewings to lets which is envied by all in the office.


Richard Rubino (Lettings Manager)

Richard was hired by Caroline after he employed our services.  He is a landlord of a couple of contemporary flats.  She was so impressed by him that she offered him a job on the spot.  He had no formal lettings experience other than being a great landlord who understands what landlords and tenants want from renting.  His sales and management experience is vast having worked in key roles for Carphone Warehouse, Allied Bank and the Prison Service amongst others.  He has taken to lettings like a duck to water and has met and exceeded impressive targets. Richard is currently studying for his ARLA Technical award in residential letting and property management.


Rebecca Harries (Lettings Coordinator)

Rebecca joined the team from a hospitality background working for a major Hotel chain.  Her customer service skills, diplomacy and professionalism are second to none.  She is friendly, extremely likeable and an effective communicator.  Her role as a lettings coordinator is vital as she offers first point of contact and sales support for landlords and tenants.  In her spare time Rebecca assists her family with their property portfolio and is studying for her ARLA technical award in residential letting and property management.


Nick Coles (Property Manager)
Nick has a strong customer service background having worked in numerous call centres for companies like BT and Sun Life.  A master’s graduate he is quick on the uptake and a great problem solver.  He has worked in the lettings industry for over 2 years and has gained valuable experience in that time as a property manager.  Nick is about to take his ARLA Technical award in Residential Letting and management and we wish him every success.  Nick and his girlfriend have rented through Letwithease.com and found the process cheap, quick and easy.


Danielle Mathews (Property Manager)
Danielle joined Letwithease.com as a Property manager from the world of accountancy.  Richard first met her as a prospective tenant and thought she would be a valuable addition to the team.    Equally comfortable liasing with landlords or tenants; Danielle’s pleasant demeanour, easy going personality and sense of humour means she is invaluable at diffusing any maintenance crisis.  She is currently studying for her ARLA technical award and has a strong property pedigree.  Her parents run a successful short stay accommodation chain in France.


Rebecca Hudson (Lettings Negotiator)
Rebecca joined us to hone her letting negotiator skills.  She has years of experience as a property manager but it was a sales role which she craved.  Richard saw her ability and she has not looked back.  Tenants find her affable and co-operative and that means she is able to perform her function easily which is to let properties fast and to meet Richards impressive targets.  When she is not out letting Rebecca is training for her ARLA technical award for letting and property management.


David Bell (Maintenance Manager)
Dave has 25 years of experience in the building and construction world meaning he is very adept and at ease around property.  Dave’s principal trade is carpentry but he is equally comfortable plastering, painting, and building.  His friends will tell you he could build a house from scratch and he has completed many refurbishments for satisfied landlords.  He also carries out property surveys and inspections on behalf of Letwithease.com when a technical/expert appraisal is required.
